What would you actually walk away with?
List price is the number everyone talks about. Net proceeds is the number that changes your life. Put your figures in below and watch the bottom line move — Georgia transfer tax is calculated for you, and nothing is required to use it.
Use your lender's payoff quote, not your last statement balance. A payoff includes interest to the closing date, which is why it is always the larger number.
What you still owe on your main home loan. Call your lender and ask for a payoff quote rather than reading your last statement — a statement shows the balance, a payoff shows what it actually takes to close the loan out.
Interest that builds up between your last payment and the day you close. Lenders quote it per day, so a closing that slips by two weeks costs real money.
A home equity loan or line of credit (a HELOC), or any second loan against the house. It has to be paid off at closing too, even if you have not drawn on it in years.
The same day-by-day interest, on that second loan.
A fee some loans charge for paying them off ahead of schedule. Most ordinary mortgages do not have one — check your note, or ask your lender, before assuming it is zero.
A few loans require written notice before you pay them off, and charge a fee if they do not get it. Rare, and worth one question to your lender.
Commission rates are not set by law, by any MLS, or by any trade association. They are negotiated between you and the brokerage you hire. These fields start empty on purpose — enter whatever rates you have actually agreed, or are considering.
Georgia transfer tax is calculated for you from the sale price. Everything else varies by attorney, by county and by what your contract says.
Toward the buyer's closing costs.
Last year's figure from your bill or the county record. With a closing date above, your share works itself out.
Worked out from the two fields above. Type a figure here only to override it.
Usually only on FHA and VA loans.
In Georgia this is usually the buyer's cost. Leave at zero unless your contract says otherwise.
Skip this unless there is a tenant in place at closing.
Money that comes back, rather than coming out. These add to your net.
If you have already paid the year's bill, the part covering after closing comes back to you.
Your lender usually sends this about thirty days after closing.
Three lines for whatever this list does not cover.
